The situation

Sarah Kim, 38, is a licensed Colorado real estate broker in Denver. In early 2025, she represented a buyer in purchasing a townhouse in Lakewood that turned out to have a history of basement flooding. The sellers had disclosed water intrusion issues in 2020 but had stated those issues were "resolved" following a drainage system installation. In November 2025, CREC issued a formal Notice of Charges alleging failure to exercise reasonable supervision and failure to adequately advise the buyer about the property's disclosed water intrusion history.
